
A Guide to Investing in Pakistani Real Estate from Overseas
For overseas Pakistanis, real estate back home is often the most trusted way to invest — but managing a purchase from thousands of miles away comes with its own set of risks. Here's how to reduce them.
Work with someone who represents you, not just the seller
A developer's sales team works for the developer. If you're buying remotely, it helps to have an advisor whose job is to answer your questions honestly, including the uncomfortable ones about delays, resale value, or society reputation — not just to close the sale.
Get everything in writing before you transfer money
Booking forms, payment schedules, and unit/plot allocation letters should all be shared with you as documents, not summarized over a phone call. Keep copies of every document from day one — you'll need them for eventual transfer, resale, or in the rare case of a dispute.
Use proper banking channels
Route payments through your bank's official remittance channels rather than informal transfer arrangements. This protects you legally and also makes it far easier to bring proceeds back out of Pakistan if you eventually sell.
Plan for property management, not just purchase
If you're buying a house, apartment, or farmhouse rather than a plot, think ahead about who will manage it — security, maintenance, and eventually rental if you don't plan to move in yourself. Increasingly, newer developments build this kind of managed service directly into the community, which is worth asking about upfront.
Schedule a site visit — even a delayed one
If you can't visit before purchase, plan a visit within your first year of ownership. Seeing the actual plot, unit, or community in person — not just photos sent by a sales rep — is the single best way to confirm everything matches what you were told.
Overseas investment in Pakistani property isn't inherently riskier than local investment. It just requires more deliberate verification, because you can't drive past the site on a Sunday to check on it yourself.
